Busy week with two closings. Annapolis Way in Plum Island closed for $25,000 over asking and 533 Lowell Street in Lexington closed $365,000 over asking. Everyone is very happy with their new homes! 

This coming week is HUGELY important for our country and state! I will be working to get voters to the polls to cast their votes. Our democracy depends on us getting to the polls. Please vote as if our Democracy depends on it, because it does.

Even though the holidays are starting to creep up, there are still some great homes coming on the market! Alongside the new inventory, there has also been an increase in the number of price improvements on listings that didn’t sell right away. This combination is giving buyers more options to choose from, which is a refreshing change from the incredibly tight Spring and Summer markets. Many of my buyers are leveraging this opportunity to be slightly more selective in their search to find a home. However, for those that are on a timeline to find a house before the new year, it’s important not to wait too much longer, as inventory slows way down around the holidays!

Working with a couple of different sets of buyers this week so have been digging deep into the condo market of the Arlington/Somerville area as well as the Back Bay in downtown Boston. We are definitely seeing many properties that are staying on market longer (many are 30+ days) so it’s important for your agent to do his/her homework when you’re considering properties and strategizing your offers. Sometimes (though not always!) a higher number of days on market can mean some price flexibility (read: savings!) for buyers that might not have been available a few months ago. With interest rates continuing to climb, many sellers are motivated, especially as the holidays approach, so if you see something you like, lean into your agent for guidance/strategy and be prepared to write some attractive (and fair) offers. I’m seeing the updated “turn-key” homes getting scooped up left and right, but the trouble is there aren’t many of them!  I’m seeing a lot more homes on the market that have been lived in for many years and have original systems, older kitchens, etc.  These are not getting purchased as quickly.  If you are someone looking for a project, now might be the right time for you to claim one of the old beauties and put your own personal style into it!

Quick reminder that although leaf clean up is on everyone’s minds right now with this mild weather, it’s important to remember to schedule winterization appointments for irrigation systems & get those gutters cleaned!  Jack Frost is around the corner!

Greetings from the Bahamas! We were supposed to be in Mexico, but Hurricane Lisa caused our ship to divert back to blue skies!
